Company is working on RTPMSD Materials Unit Building Renovation Project by Saudi Aramco in Rastanura, Eastern Province. Following is the scope of work for the Project.
Scope of Work:
This scope of work together with relevant drawings, documents and applicable engineering standards constitutes the basis for the construction of an extension at the North-East corner of the existing building #113. Tin’s extension should involve:
Building 113 Renovation:
The Contractor shall construct a new extension to the existing building # 113 to fit the shape and dimensions shown on the attached drawings. The job shall include the structural framing, exterior wall panels, roof panels, flashing accessories (part of roofing materials; see Details 1 & 2 , SHT 275357, Material it 40), gypsum board partitions, gypsum board attached to walls, exterior and interior doorsAvindows and all associated hardware and accessories, coffee room cabinets and appliances, and all building finishes as indicated on the architectural drawings and as per SAES- M-100 and SAES-R-004.
Ceiling shall be acoustical ceiling panels, moisture resistant gypsum boards and exposed slab shall be finished as per drawings.
All doors shall be parts of proprietary, approved and tested sets supplied complete with door frame, fixings, finishes and component.
All windows shall be parts of proprietary, approved and tested sets supplied complete with frame, fixings, finishes and component.
The Contractor shall provide and install all doors sets paint finished galvanized steel. Door with vision glass panel shall be wired-glass.
All exterior panels are to match existing building panels in all aspects.
The Contractor shall apply paint to all interior wall surfaces and exposed metal anchorages. Painting work shall be done in accordance with SAES-H-112.
The Contractor shall provide and install all toilet and coffee room accessories.
The Contractor shall ensure that painting works for this project is carried out in accordance with Saudi Aramco Standards and Specifications.
The Contractor shall check all underground services records for the presence of underground services prior to any excavation of the foundation. Should the checking procedure reveals existing buried services then the Contractor must carefully hand excavate the site instead of using power tools.
The Contractor shall saw cut existing concrete slab/asphalt pavement as needed for the construction of the new concrete foundations. Upon completion of the construction, the excavated slab area shall be reinstated to its original condition.
The Contractor shall excavate the existing ground for the placement of the concrete foundation at the specified depth shown on attached drawings. The Contractor shall ensure that the subgrade is compacted to meet the requirements stated in SAES-Q-005 and SAES-A-114.
The Contractor shall construct the foundations, the slab and the concrete pads for the extension as per the dimensions and height shown on drawings.
The Contractor shall fabricate the new structural steel for the extension as per the drawings.
RTPMSD Representative shall isolate and depressurize the line affected by the modification by closing the appropriate isolation valves and opening the drain valves.
The Contractor shall demolish the 2” utility water line and 2” utility air line as shown in drawing RA-3 59711.
The Contractor shall relocate the fire hose reel FHR-3 as shown on RA- 359454.
The Contractor shall fabricate the required new piping as shown on RA- 278069.
The Contractor shall install the new piping of the 2” utility water line, 2” utility air and 3” fire water line as shown on RA-359454, RA-359710 and RA-359711.
The Contractor shall install the new piping of the sanitary sewer as shown on drawing RA- 359455.
The Contractor shall purchase 2 EA- 1.5 tons capacity high wall, mini-split type HVAC system serving the Conference Room, 1 EA- 1.5 tons mini-split cassette type, HVAC system serving Coffee room and corridor and 1EA- 1.5 Tons multi-split serving the Toilet & Janitors closet respectively. Installation of E1VAC system shall be in accordance with reference drawing RA- 248796.
Note: The storage room is assumed not occupied, therefore no HVAC is required.
The Contractor shall install one exhaust fan for the toilet as per drawing RA-248796 or as required.
The contractor shall replace existing breaker with 250AF/150AT of Cubicle 4G of 308-MCC-008 as shown in the drawings RA-360145 sheet 001.
The contractor shall install new switch rack Q07-308-SR-001 complete with dry type transformer Q07-308-XFR-020, Power Panel Q07-308-PP-067, Lighting Panel Q07-308-LP-025 as shown in
the drawings RA-360145 sheet 001, RA-427222 sheet 002, RA-360413 sheet 001, and RA- 360145 sheet 002.
The contractor shall supply, install and connect lighting fixtures as shown in the drawings RA- 360413 sheet 001 and RA-427222 sheet 001 & 002.
The contractor shall supply and install new cable no. PC-0588 & associated wirings, conduits , fittings as shown in the drawings RA-360415 sheet 001 & 002, RA-359623 sheet 001, RA- 427222 sheet 002 and RD-317647 sheet 001.
The contractor shall supply and install six (6) disconnect switches (Q07-308-DSW- 062/063/064/065/066/067) for ACCU’s/FCU’s and Electric Water Heater as shown in the drawings RA-360413 sheet 001, and RA-427222 sheet 1.
The contractor shall supply and install receptacles as shown in drawings RA-360413 sheet 001 and RA-427222 sheet 001 & 002.
The contractor shall supply and install different sizes conduits and cables from new dry type transformer # Q07-308-XFR-020 & new power panel Q07-308-PP-067, Lighting Panel Q07-308- LP-025 to the various disconnect switches, receptacles, lighting fixtures/switches and ACCU/FCU’s as shown in the drawings RA-360145 sheet 001, RD-317647 sheet 001, RA- 427222 sheet 002, RA-360413 sheet 001 & 002, and RA-360145 sheet 002.
Saudi Aramco Electrician shall disconnect power supply to the existing lighting Panel LP-3 along with associated 45kVA dry transformers/disconnect switch and connect new power supply as per drawing RA-360145 sheet 002 and RB-427221 sheet 001.
The contractor shall do cable installation, Testing & Commissioning for Power cables and Control Cables as per the attached Project Drawings complete in all respects.
The contractor shall do installation of Cable Supporting System comprise of Cable Trays, Cable Channels, Angle Iron, conduits, supports etc. as required to complete the Project complete in all respects.
Rooms 201,202, and 203 Renovation
Testing and Commissioning:
The Contractor shall advise Saudi Aramco Representative of the schedule of testing and precommissioning activities to witness such tests.
The contractor shall prepare and submit a Quality Control Plan based on SAEP-1154 to Saudi Aramco Representative. The Quality Control Plan must be approved by the Saudi Aramco Representative before commencing any work. It will be the basis of the workmanship acceptance. The contractor shall check and verify that all installation works are as per ‘Approved for Construction’ drawings and of relevant Saudi Aramco Standard Drawings for this EWO.
All works shall comply with pursuant to SAES, Industry Standard and Specifications mentioned in the scope of work.
The contractor shall advice Saudi Aramco Representative of the schedule of testing and precommissioning activities to witness the test.
The Contractor shall test all circuits, with the circuits complete except for connections to equipment. Splices and terminal connector attachments shall be completed prior to final testing. Any circuit failing the test shall be replaced or repaired by the Contractor and shall be re-tested. All testing shall be supervised by Saudi Aramco.
Contractor shall record all results on the test sheets. Test sheets shall be signed by personnel performing the tests and Saudi Aramco Representative.
Continuity test shall include tests necessary to confinn that each conductor is continuous throughout its length in accordance with API RP 550, Section- 3.
The Contractor shall carry out the testing and commissioning of the new partial discharge monitoring system in totality.
Contractor shall include all tests necessary to confirm that the conductor being investigated originates and terminates at the locations designated in the cable and conduit schedule or as indicated on the drawings.
The Contractor/Saudi Aramco Inspection shall make a visual inspection of all wires both before and after the installation. This inspection shall include the investigation for concealed insulation damaged or broken wires in boxes or conduit fittings which may have been punctured by sharp objects or severely crushed and dented from improper handling. Any wire showing signs of damage prior to installation shall be removed and discarded and new undamaged wire installed at Contractor’s expense.
The Contractor/Saudi Aramco Inspection shall visually inspect all equipment to ensure that no damage occurred during installation and erection.
The Contractor/Saudi Aramco Inspection shall physically test all nuts, bolts, screws, electrical terminations and other fastening devices to ensure that no slackening or loose connections have occurred during the transportation, installation or erection.
The Contractor/Saudi Aramco Inspection shall visually check all wiring and terminations.
The termination and tightening (torqueing) shall be done as instructed by the manufacturer if available, otherwise shall be done as recommended by UL standard 486 A-B utilizing proper calibrated torqueing device.
After installation but before termination, the Contractor shall perform a Megger test on all wires
